The Importance of Home Staging

I hope that everyone is settling into a more relaxed routine as we navigate past the 2024 election results and start to plan for what's next. To maintain my sanity, the newsfeed has been limited to local stations, (Spectrum NY1 is my favorite), and I have gone back to reading a physical copy of WSJ. To quote Henry Higgins from My Fair Lady, "In conversation - Stick with two topics, everyone's health, and the weather!" Sage advice these days.


As we move toward taking those last minute listings for 2024, and look forward to the Spring 2025 Market, one thing remains true in all cases ... The easiest way to sell an apartment is to have the buyer walk in and immediately fall in love. You will know that they are closing in on submitting the offer as soon as the potential buyer begins discussing where they are going to place their beloved sofa and oversized television. Most of the heavy lifting is done when the buyer feels at home. 


Nothing is more powerful than walking into a well-designed and beautifully furnished home. Nothing is worse than walking into an empty (or virtually staged) home and having the agent explain "how things could look." Nothing can be more distracting from a good buyer experience than walking into an empty primary bedroom and then trying to figure out by eye whether you can fit a queen or a king-sized bed. Once the buyer is required to start using their imagination, you've just killed your deal!  99% of buyers do not have an imagination that can compete with reality. The experience of seeing a beautifully staged home is worth its weight in gold! 


Did you know that the cost of a really good staging is usually significantly less than the first price improvement? Staging is one of the most important components of any marketing plan for a listing. Homes with a strong design identity attract more views online, which translates into more traffic for open houses.
